What home can I choose?
Any Home that is in move in ready condition! Meaning the property needs to pass inspection, have no major structural deficiencies, and all utilities must work.
How do I find a home?
You take the lead in the home search, you will work with a real estate agent of your choosing, or use one referred by M25 Capital, and begin your home search. Once you have found the right property the agent will prepare a contract with M25 Capital Investments, LLC as the buyer.
When are rental payments due?
Lease payments are paid in arrears. Meaning you pay for the previous month of occupancy. Your first rental payment is due on the 1st day of the month following your move in date.
When do I own the property?
You own the property when you exercise your option to purchase the property and we close of the sale of the property from M25 Capital Investments, LLC to you, which you can do at any time. When you are ready you will need to consult with mortgage loan officer to get qualified for a mortgage. Once qualified we will enter into a standard purchase contract, at the price indicated by your option purchase price schedule, and proceed to closing. Once closed, title will be transferred to your name.
What happens if I fall behind on my rent?
There is a 10 Day grace period to pay your rental payment, after which a late fee of 5% of the rental payment is charged. Eviction Proceedings may begin after being 30 days late, but we will not set an eviction date for at least 90 days from the day of the 1st payment is missed. Beyond the 90 days, even if you have left the property, we will give you 90 more days to come up with the missed lease payments to reinstate your lease and move back in if desired. If you cannot reinstate your lease and pay all the past due payments after 180 days from the 1st missed payment, then the lease and option will be void.
What happens if I choose not to buy the property?
If you decide you do not want to buy the property, or circumstances change and don't think you will be able to continue to afford the home, then you notify us that you no longer wish to keep your lease and we will work together to sell the property. If you remain current on your lease than any proceeds that M25 Capital Investments, LLC receives from the sale of the property, minus all expenses related to the sale of the property and the option purchase price, will be split with you.
Can I make any alterations to the property?
Yes, minor changes like painting, replacing fixtures, or repairs/replacement of existing items can be done without approval. Significant changes to the structure or layout of the property will have to approved in advance. All work done at the property must be done to code and in compliance with local ordinances.
